Lobby and Common Areas

Our lobby and shared spaces are showing obvious signs of aging and wear, from visible plaster cracks, water-damaged drywall, and dirty wall coverings to stained, sagging ceiling tiles, rusted ceiling grids, and outdated lighting fixtures. The members voted in 2021/2022 to approve painting the lobby walls and updating the restrooms to complement the recently updated pool area, yet those projects were never completed.

Addressing these issues requires simple, straightforward fixes—such as patching plaster cracks, completing the previously approved repaint, replacing stained ceiling tiles, repainting or replacing damaged ceiling grid, retrofitting recessed lighting for a consistent color temperature, relocating document holders to less prominent areas, and repairing damaged drywall. These are routine maintenance items that require relatively little effort, yet addressing them would make a significant and immediate difference in transforming our main common areas into a modern, cohesive, and welcoming environment for residents and guests.
